🏠Getting Started
What is a second chance apartment?
A second chance apartment is a community that gives renters a fresh start. These apartments work with people who have rental issues like broken leases, evictions, low credit scores, or background challenges.
They don’t have one-size-fits-all rules. Some accept evictions if they’re paid off, some are okay with older broken leases, and others accept low credit or no rental history at all.

đź“„ Qualifications & Income
Can I get approved with an eviction?
Yes. Many second chance apartments we work with will still consider you. If your eviction is paid or happened a few years ago, you have more options.
Can I rent if I have a broken lease?
Yes. Some communities approve broken leases that are at least 1-3 years old or have been paid off.
Can I rent with bad credit?
Yes. Many second chance apartments accept low credit scores or even no credit history. Income and rental history may matter more.
What about a criminal background?
If your record is non-violent and more than 3 years old, we can match you with communities that are open to working with your background.
Is there an income requirement?
Yes. Most apartments want you to earn 2.5 to 3 times the monthly rent before taxes. So if rent is $1,000, you’d need to make $2,500 to $3,000 a month.

Do I have to call apartments first?
Yes, always call before you go. Ask if they have availability, current rent prices, and if your situation might be okay (like, “Would an old eviction from 2020 be a problem?”).
Avoid asking: “Do you do second chance leasing?”
Every place defines that differently, so it’s better to explain your exact situation.
📝 Applications & Guest Cards
What is a guest card?
A guest card is a short form you fill out when you visit an apartment. It tracks who referred you.
Tip: Always write “2nd Chance Apartment” and your locator’s name on the form.
What about the apartment application?
When you apply, you’ll list your info, rental history, income, and background. In the “how did you hear about us” section, write:
2nd Chance Apartment and your locator’s name.
This step is required for you to get your rebate!
đź’¸ Rebate Program
Do I get money back?
Yep! If you move in and list us on your application and guest card, we send you a rebate as a thank-you.
How much is the rebate?
- $701–$1,200 rent = $50
- $1,201–$1,999 rent = $100
- $2,000+ rent = $200
When will I get it?
Usually 8–16 weeks after you move in. We wait until the apartment pays us first, then we send you your rebate.
Why hasn’t it come yet?
Delays can happen if:
- The apartment hasn’t paid us yet
- Management changed
- The property sold or went under new ownership
Text or email us if you’re still waiting after 16 weeks.
đź’ł Fees & Payments
Is your service free?
Yes, 100% free. We never charge you.
Do you take my deposit or application fees?
Nope. You pay those directly to the apartment community, not us.
